This property is set on the slopes of a mountain in the high Sabina, in the municipality of Cottanello (province of Rieti). In a very panoramic position on the surrounding valley, we find this old stone house, recently renovated with quality materials.

This property is surrounded by about one hectare of land, completely fenced. During the renovation it has been created a characteristic white and small road, leading to the stone house through gentle curves and some little wood areas. Moreover, the typical rural landscape of Sabina is the setting of this estate, making the surrounding landscape even more suggestive.

The building is on two levels, on the ground floor there is a kitchen, connected through a large brick arch to the living room creating an open space that makes the atmosphere more welcoming and bright; always on this floor we also find a bathroom, two bedrooms and a laundry room. Outside, the building is characterized by a large porch that surrounds two sides of the stone house. On the first floor, we find two bedrooms, with two bathrooms and the access to the terrace overlooking the back of the building, towards the woods.

All systems have been renewed during the recent renovation, so they are all functional including the Internet connection that covers the whole house. In all bedrooms and in the kitchen, there are electronically controlled ceiling fans. As far as the water system is concerned, a 1000 l water tank has also been inserted to avoid pressure problems or temporary malfunctions of the municipal line. Also for this reason, an electric pump has been positioned for the water supply from the access gate to the farmhouse. The external lighting is equipped with movement sensors, and a separate power line was created dedicated only to the possible connection of a jacuzzi (in the past, present on the property). The electricity is currently supplied with a three-phase type. Furthermore, also in the garden there is a brick oven, which makes summer dinners outdoors ideal.

A video intercom has been placed in the entrance gate and can also be controlled by remote control.This property is only an hour and a half from the center of Rome. It’s easily connected with both the province of Rieti, and the province of Terni. For these reasons it’s an ideal refuge to escape from the daily routine of the city.

The nearest train station is Poggio Mirteto Scalo and is about 25 km away, while the closest ski resort is Monte Terminillo and is about 46 km from the stone-house.
